Kualifikasi :The Facilities Manager is responsible for providing oversight of the Facilities function within the site operations division. The Facilities Manager will work closely with the Cushman & Wakefield Site Operations Leads at each site and the other Facilities Managers in region and globally to ensure they are providing a safe environment for employees, contractors, and visitors, are meeting our contractual obligations and day to day deliverables and applying a consistent and methodical approach to their processes. This role will work closely with the Global Asset & Facilities Management CoE Lead to maintain, review, and evolve the processes and playbooks and to deliver the Asset Lifecycle Management Plan and all capital projects.This role will be accountable for the scope of Facilities Management services under the contract that are delivered onsite and will collaborate with internal stakeholders to ensure all related financial, compliance, regulatory requirements and KPI's are met or exceeded.This is a people leadership role and will work with the Global Operations Lead and Site Operations Leads to recruit, onboard, engage, retain, performance manage and train all people within the Facilities Management team in their remit.About the Role:Facilities Management & Risk Compliance
- Act as an escalation point to support the Facilities Team members under the role remit and within region.
- Respond to reactive maintenance and service escalations from the CXC for technical or practical insight /
- advice / guidance
- Lead direct reports and drive vendor and contractors to perform in a safe and compliant manner,
- ensuring all minimum standards and compliance requirements are adhered to
- Ensure all contractors on site are fully inducted with all risk assessments and BHP, Cushman &
- Wakefield and Building Management compliance requirements in place prior to commencement of work
- onsite.
- Lead direct reports in the management of site facilities operations to ensure the continuity of property
- services with minimum disruption to the clients' business operation
- Ensure appropriate processes and playbooks are in place, regularly reviewed and all team members are trained.
- In conjunction with the Regional Operations Leads and Site Operations Lead, develop the budget and manage cost to budget forecast to deliver financial performance and glide path savings targets.
- Manage the Facilities supply chain to budget and performance
- Provide advice regarding cost and benchmarking, of FM assets and services.
- Ensure stakeholders are fully informed and consulted with a customer first mindset.
- Responsible for providing subject matter advice and expertise to the external stakeholders
- Ensures that a world class customer service experience is delivered regardless of interaction type e.g. Face to face or virtual/remote resource depending on client requirement.
- Ensure the implementation of scheduled routine tasks and preventative maintenance activities.
- Support the Asset Lifecycle plan annually or as required
- Provide input into the Asset & Lifecycle Management plan regarding scheduled routine tasks and
- preventative maintenance activities to ensure equipment and routine services are delivered in line with
- compliance obligations and client site requirements
- Provides input and seeks support from the sustainability team when reviewing environmental usage reporting to identify potential cost savings or provide feedback on anomalies
- Provides input and seeks support from the sustainability team to drive opportunities to implement sustainable practices and build case studies
- Manages appropriate workload distribution and priority setting
- Ensures the team/s ability to provide the appropriate focus to deliver the best financial and compliance outcomes to the client.
- Supervises and leads team members with a focus on engagement and high performance by ensuring individual goal setting, development plans and career conversations are in place and updated regularly
- Liaises with client and Site Operations Leads to gain feedback on Facilities Management team members' performance at regular times throughout the year
- Ensures that everyone under the role's leadership has role clarity, the team is operating at optimal capacity and any HR issues are managed in a timely and professional manner
- Effectively manages the recruitment, onboarding, training, performance and retention of team members.
- Minimum 5+ years' experience in leading, developing and coaching remote teams.
- Strong experience in Facilities Management operations in corporate office environments where the client is an occupier.
- Strong experience in regulatory compliance, Australian and international standards
- Experience in similar sized portfolios, complex corporate hierarchies and preferably as an outsourced service provider
- Excellent communication and interpersonal skills
- Strong client focus and customer experience mindset essential
- Strong experience in stakeholder/contractor management
- A degree or diploma in a related area such as Facilities Manager, CRE or property management or equivalent experience is preferred
- Experience in operating in a continuous improvement framework
- Proven leadership ability, administrative ability, technical background, and project responsibility experience required
- Solid technical, interpersonal, and analytical skills
- Solid written and oral communications skills
- Strong computer and systems knowledge
