- Collaborate with legal teams to review lease agreements and ensure compliance with relevant laws and regulations.
- Coordinate with construction and operations teams to ensure seamless execution of store setup and opening.
- Provide relevant information and support to facilitate the transition from lease agreement to physical establishment.
- Address any logistical or operational challenges that may arise during the setup process.
- Monitor lease agreements for upcoming expiration dates or renegotiation opportunities.
- Assess market conditions and performance metrics to determine the feasibility of renegotiation.
- Engage in negotiations with landlords to secure favorable terms, such as rent adjustments or lease extensions.
- Stay informed about trends and developments in the high street real estate market, including changes in rental rates, vacancy rates, and consumer behavior.
- Conduct regular market assessments to identify emerging opportunities or threats to the existing store portfolio.
- Adapt strategies and tactics accordingly to optimize the performance of the store portfolio.
- Utilize data analytics and key performance indicators to assess the performance of individual stores.
- Identify areas for improvement and develop strategies to enhance store profitability and efficiency.
- Make informed decisions regarding store expansions, relocations, or closures based on performance analysis and market insights.
- Bachelor's degree in Business Administration, Real Estate, Marketing, or related field; MBA or equivalent experience preferred.
- Proven track record of success in retail expansion, real estate development, or related roles, with a minimum of 5 years of experience in a similar capacity.
- Excellent negotiation and communication skills, with the ability to build relationships and influence stakeholders at all levels.
- Project management expertise, including the ability to prioritize tasks, manage timelines, and drive results in a fast-paced environment.
- Knowledge of retail industry trends, consumer behavior, and competitive dynamics, with a passion for innovation and continuous improvement.
- Familiarity with real estate principles, leasing agreements, and regulatory requirements related to retail development.
- Proficiency in Microsoft Office suite and project management software.
- Willingness to travel extensively to visit potential sites, attend meetings, and oversee project activities as needed.
